CHETROSU project "100/150" Stage I: 10 ha

Details

    Overview

    STRATEGIC LOCATION OF THE INVESTMENT

    The land proposed for investment is located between the town of Sîngera and the village of Chetrosu, Anenii Noi district, in an area under development and with direct access to the R2 national route.
    Access and connectivity

    The land benefits from a strategic positioning in relation to the main points of interest in the area:

    location in the vicinity of the R2 national route;

    road connection to the Chetrosu – Anenii Noi area;

    access to the direction of Castel Mimi;

    connection to the R32, with access to the wine area and the Asconi Winery;

    approximately 7 km to Chisinau International Airport;

    access to Chisinau municipality and nearby localities.
    The area is in a development process, and the new infrastructure is being expanded and modernized.

    Among the utilities available or under development in the area are:

    water network; electricity; sewage; road infrastructure;

    networks and utilities necessary for the development of modern residential projects.

    1. Investment opportunity

    The project proposes the acquisition and consolidation of an area of approximately 10 hectares (1,000 ares) from a massif of approximately 100 hectares, located in the Chetrosu area, Anenii Noi district.

    The investment is based on a tangible asset – the land for housing construction – which, after consolidation and legal/urban planning preparation, is to be capitalized in stages by providing it to the CASA 100/150 residential project.

    The investment model thus pursues two objectives:

    accumulating and consolidating a significant real estate asset at a competitive entry cost;

    valorization of the land through a commercial partnership with the developer of the CASA 100/150 project.

    The main advantage is that the investment is not based exclusively on the future increase in the land price. There is a commercial scenario of capitalization through the residential project, with the provision of the land in stages, depending on the development and absorption of the project.

    2. Investment structure – Stage I

    Indicator

    Stage I

    Land area 10 ha, Area 1,000 ares

    Average purchase price €1,500/acre

    Capital required for land €1,500,000

    Target supply price to CASA 100/150 €3,000/ar+

    Potential supply value €3,000,000+

    Potential gross margin €1,500,000+

    Additionally, a budget of approximately 5% is estimated for cadastral, legal verifications, lot consolidation, urban planning, design, financing costs and possible preliminary works.

    The main investment remains the acquisition of land worth €1,500,000.
    – Market Analysis
    Chetrosu – ~4,000 €/are for construction land with infrastructure.

    Sîngera – ~10,000 €/are, with very limited availability in the new area.

    3. The investment advantage of land acquisition

    The acquisition of land offers the investor direct exposure to a real estate asset, with the possibility of phased capitalization.

    By consolidating the 10 hectares, a large enough massif is created for the development of a residential community and for negotiating a medium-term partnership with the developer CASA 100/150.

    Instead of the investor fully financing the construction of the homes, the proposed model allows the initial capital to be concentrated on the land, and the development of the residential product and subsequent investments to be carried out within the partnership with the developer.

    This structure can allow:

    Capital → Land acquisition → Consolidation → Phased delivery → Proceeds → Reinvestment in the next phase.

    4. Partnership with the CASA 100/150 project

    The land represents the basic component of the CASA 100/150 residential project.

    The concept is oriented towards the development of modern houses of approximately 100 m², located on lots of approximately 5 ares.

    The target price of the final product is approximately €150,000/unit, including land, built in 3-4 months on a turnkey basis.

    For each unit:

    5 acres × €3,000/acre = €15,000 land

    Thus, the land represents approximately 10% of the final value of €150,000 of a house.

    The total target cost of a unit is estimated at approximately €90,000–100,000, including land, depending on the final configuration and technical solutions.

    5. The advantage of partnership for the investor in the field

    Through the partnership with CASA 100/150, the purchased land can have a clear commercial destination and a planned capitalization channel.

    The investor in the field can participate in a model in which:

    purchase the land for approximately €1,500/are;

    consolidates a 10-hectare massif;

    prepares the ground for development;

    provides the land to the project in stages;

    targets a supply price of approximately €3,000/ar+;

    collects the value of the lots as the project develops;

    can use the recovered capital to expand the investment and acquire the following areas.

    Therefore, CASA 100/150 is not only the potential buyer of the land, but also represents the strategic partner that can accelerate the asset's value.

    6. Model scalability

    The initial massif is approximately 100 hectares, and the proposed Phase I represents approximately 10 hectares.

    This structure allows the project to be developed in several stages, without the need to mobilize all the capital for the acquisition of the 100 hectares from the beginning.

    Stage I – 10 ha → development and capitalization → capital recovery → Stage II → expansion of the massif.

    If the commercial model operates according to the designed parameters, it can be successively expanded to other areas in the massif.

    7. Green energy component – additional advantage

    The CASA 100/150 project is designed with modern energy efficiency solutions, including:

    photovoltaic panels;

    storage batteries;

    efficient heating and air conditioning solutions;

    high-performance insulation;

    infrastructure for electric cars;

    technologies and components with European documentation/certification.

    The project may aim, depending on the criteria of the available programs, to attract grants and European co-financing mechanisms for renewable energy and energy efficiency.

    This component is an additional advantage of the project, but the main investment model remains based on the acquisition and exploitation of land.

    INVESTMENT CONCLUSION

    The proposed investment is, first and foremost, an investment in land.

    The capital is used for the acquisition and consolidation of a real estate asset of approximately 10 hectares, and the partnership with CASA 100/150 creates the commercial framework for its phased capitalization.

    At an average acquisition cost of €1,500/are and a target supply price of €3,000/are+, Stage I involves:

    €1,500,000 capital for land acquisition → up to €3,000,000+ potential supply value, before project costs.

    The strategic advantage lies in combining a tangible asset – the land with a concrete and scalable residential project – CASA 100/150, which creates the possibility of a phased capitalization and reinvestment of capital in the expansion of the project.

    The objective is to build a repeatable model: LAND ACQUISITION → CONSOLIDATION → PARTNERSHIP → DEVELOPMENT → VALORIZATION → REINVESTMENT.
