{"id":9098,"date":"2025-05-31T07:38:59","date_gmt":"2025-05-31T05:38:59","guid":{"rendered":"https:\/\/totcapital.md\/?p=9098"},"modified":"2025-05-31T07:38:59","modified_gmt":"2025-05-31T05:38:59","slug":"chisinau-in-trei-luni-pretul-unei-locuinte-a-crescut-cu-15-000-de-euro","status":"publish","type":"post","link":"https:\/\/totcapital.md\/en\/chisinau-in-trei-luni-pretul-unei-locuinte-a-crescut-cu-15-000-de-euro\/","title":{"rendered":"Chi\u0219in\u0103u: \u00cen trei luni, pre\u021bul unei locuin\u021be a crescut cu 15.000 de euro"},"content":{"rendered":"<h2 class=\"subtitle\" dir=\"auto\">Pe parcursul primelor trei luni ale acestui an, mediana pre\u021bului pentru un bun imobil \u00een Chi\u0219in\u0103u a \u00eenregistrat o cre\u0219tere cu circa 17,4%: de la aproximativ 89.000 de euro la 104.500 de euro, constat\u0103 Banca Na\u021bional\u0103 a Moldovei (BNM) \u00een indicele pre\u021bului bunurilor imobile reziden\u021biale (RPPI), pentru primul trimestru al 2025.<\/h2>\n<address dir=\"auto\">\u2022 <time>May 27 at 9:55 AM<\/time><\/address>\n<p dir=\"auto\">Potrivit institu\u0163iei bancare, indicele RPPI agregat a \u00eenregistrat valoarea de 211,7 la sut\u0103, fiind \u00een cre\u0219tere cu 18,4 la sut\u0103 fa\u021b\u0103 de trimestrul IV 2024 \u0219i cu 35,4 la sut\u0103 fa\u021b\u0103 de trimestrul I 2024, transmite <b>\u0218tiri.md<\/b> cu referire la <a class=\"\" href=\"https:\/\/www.mold-street.com\/noutate\/in-trei-luni-pretul-mediu-pentru-o-locuinta-in-chisinau-a-crescut-cu-peste-15000-de-euro-pana-la-104500-euro\" data-context=\"\">mold-street.com<\/a>.<\/p>\n<p dir=\"auto\">\u201eRezultatele la finele trimestrului I 2025 eviden\u021biaz\u0103 o cre\u0219tere accelerat\u0103, pentru prima dat\u0103, a pre\u021burilor pe pia\u021ba imobiliar\u0103 reziden\u021bial\u0103, at\u00e2t pe segmentul primar, c\u00e2t \u0219i pe cel secundar, fapt datorat, \u00een mare parte, accesului extins la finan\u021bare \u00een cadrul Programului guvernamental \u201ePrima Cas\u0103 Plus\u201d, dedicat familiilor din Republica Moldova, pentru condi\u021bii mai bune de via\u021b\u0103\u201d, sus\u0163ine BNM.<\/p>\n<p dir=\"auto\">Indicele RPPI aferent pre\u021bului de ofert\u0103 pe pia\u021ba primar\u0103 a \u00eenregistrat valoarea de 220,9 la sut\u0103, fiind \u00een cre\u0219tere cu 20,6 la sut\u0103 fa\u021b\u0103 de trimestrul IV 2024 \u0219i cu 32,9 la sut\u0103 fa\u021b\u0103 de trimestrul I 2024. Totodat\u0103, indicele RPPI aferent pre\u021bului de ofert\u0103 din cadrul pie\u021bei secundare a \u00eenregistrat valoarea de 204,9 la sut\u0103, fiind \u00een cre\u0219tere cu 17,4 la sut\u0103 fa\u021b\u0103 de trimestrul IV 2024 \u0219i cu 36,3 la sut\u0103 fa\u021b\u0103 de trimestrul I 2024.<\/p>\n<p dir=\"auto\">Banca Na\u0163ional\u0103 mai sus\u0163ine c\u0103, \u00een paralel, pia\u021ba imobiliar\u0103 reziden\u021bial\u0103 manifest\u0103 semne de moderare a tranzac\u021biilor, reflectate printr-o reducere a num\u0103rului de tranzac\u021bii de v\u00e2nzare-cump\u0103rare de locuin\u021be, precum \u0219i o sc\u0103dere a num\u0103rului de imobile achizi\u021bionate prin credit ipotecar.<\/p>\n<p dir=\"auto\">\u201eReducerea num\u0103rului de tranzac\u021bii arat\u0103 c\u0103 majorarea pre\u021burilor la imobile a \u00eenceput s\u0103 inhibe cererea, fiind mai pu\u021bini cump\u0103r\u0103tori poten\u021biali, \u021bin\u00e2nd cont de aceste pre\u021buri. Ponderea tranzac\u021biilor finan\u021bate prin credite ipotecare a fost \u00een cre\u0219tere pe parcursul perioadei analizate, ipoteca r\u0103m\u00e2n\u00e2nd o surs\u0103 important\u0103 pentru cererea pe pia\u021ba imobiliar\u0103\u201d, afirm\u0103 BNM.<\/p>\n<p dir=\"auto\">La finele trimestrului IV 2024, ponderea tranzac\u021biilor de v\u00e2nzare\/cump\u0103rare finan\u021bate prin ipoteci a constituit 32,1%, \u00eens\u0103, c\u0103tre finele trimestrului I 2025, acest indicator a atins nivelul de 41,0% (\u00een cre\u0219tere cu 8,9 p.p.), ca urmare a sc\u0103derii semnificative a num\u0103rului de tranzac\u021bii pe parcursul primului trimestru al anului 2025 comparativ cu trimestrul precedent (-32,9%).<\/p>\n<p dir=\"auto\">BNM spune c\u0103 acest fapt indic\u0103 reducerea poten\u021bialului de procurare din surse proprii ale popula\u021biei \u0219i recurgerea tot mai frecvent\u0103 la solu\u021bii bancare.<\/p>\n<p dir=\"auto\">\u201eAtractivitatea finan\u021b\u0103rii prin ipoteci poate fi explicat\u0103 inclusiv de Programul \u201ePrima Cas\u0103 Plus\u201d, care a extins poten\u021bialul de creditare din contul cre\u0219terii sumei de finan\u021bare \u0219i posibilitatea de a finan\u021ba \u00eentreaga valoare a locuin\u021bei procurate\u201d, spune autoritatea bancar\u0103.<\/p>\n<p dir=\"auto\">Astfel, de la lansarea \u00een trimestrul III 2024, num\u0103rul de credite ipotecare acordate \u00een cadrul programului per trimestru a crescut de la 310 credite pe parcursul trimestrului III 2024, la 922 de credite pe parcursul trimestrului I 2025.<\/p>\n<p dir=\"auto\">Aceast\u0103 cre\u0219tere a consolidat ponderea creditelor respective \u00een totalul de contracte ipotecare \u00eenregistrate per trimestru dup\u0103 cum urmeaz\u0103: trimestrul III 2024 \u2013 11,0%, trimestrul IV 2024 \u2013 30,2% \u0219i trimestrul I 2025 \u2013 34,9%. Astfel, cre\u0219terea ponderii creditelor acordate prin Programul \u201ePrima Cas\u0103 Plus\u201d ar putea conduce la convergen\u021ba punctului de intrare a popula\u021biei pe pia\u021ba imobiliar\u0103 c\u0103tre suma finan\u021bat\u0103 per contract \u00een cadrul Programului (2,5 milioane de lei).<\/p>\n<p dir=\"auto\"><b>Pre\u0163ul mediu al locuin\u0163elor poate ajunge la 127.000 de euro<\/b><\/p>\n<p dir=\"auto\">Acest nivel poate fi evaluat \u00een compara\u021bie cu mediana pre\u021burilor de ofert\u0103 care se iau \u00een calcul pentru RPPI, \u00eentruc\u00e2t ar putea reprezenta o referin\u021b\u0103 c\u0103tre care ar putea fi anticipat\u0103 convergen\u021ba pe termen mediu. \u00cen particular, pe parcursul trimestrului I 2025, mediana pre\u021bului pentru un bun imobil \u00een Chi\u0219in\u0103u a \u00eenregistrat o cre\u0219tere de la circa 89.000 de euro la 104.500 de euro, fiind \u00een corespundere cu evolu\u021bia RPPI men\u021bionat\u0103 mai sus. \u00cen condi\u021biile date se poate anticipa cre\u0219terea nivelului pre\u021burilor p\u00e2n\u0103 la momentul convergen\u021bei medianei observate pe pia\u021ba din Chi\u0219in\u0103u la echivalentul \u00een euro a 2,5 milioane de lei (circa 127.800 de euro).<\/p>\n<p dir=\"auto\">\u00cen opinia BNM, ca urmare a convergen\u021bei medianei, ar putea surveni o stagnare a num\u0103rului de tranzac\u021bii de v\u00e2nzare\/cump\u0103rare din contul sc\u0103derii poten\u021bialului gospod\u0103riilor care ar putea fi eligibile pentru contractarea serviciilor de finan\u021bare pentru procurarea bunurilor imobile, precum \u0219i al migr\u0103rii activit\u0103\u021bii de tranzac\u021bionare c\u0103tre alte regiuni dec\u00e2t Chi\u0219in\u0103ul (fapt ce ar necesita recalibrarea RPPI, \u00eentruc\u00e2t momentan acesta este calculat pe baza datelor aferente mun.
